Senior Property Manager at Ministry for Primary Industries, Auckland MPI Centre Role Type: Permanent, full-time Location: Auckland (exact location TBC – Mount Albert likely) Salary Band: $117,035 to $145,000 depending on skills and experience As Senior Property Manager, your primary responsibility will be to ensure our property portfolio is managed efficiently and effectively. Our properties include offices, laboratories, and plants in locations across the country from Kaitaia to Invercargill and a couple in Chatham Islands. You will work closely with the Director Property & Assets to manage risk, implement strategy & governance processes, and ensure that all policy and operational requirements are met. As part of a wider Project Management Office (PMO) you collaborate with project managers and PMO coordinator to ensure the successful delivery of projects (often through the Landlord by way of Development Agreement) along with maintaining a long-term investment plan. The general key accountabilities of this position include: Securing new sites, development agreements, leases and licences analysing options, securing authorisations, negotiating with landlords/landlord's representatives Supporting the development and preparation of investment cases for capital projects Accountable for the rent, lease opex and feasibility budgets for the properties under your management Building and maintaining effective working relationships with stakeholders including landlord, tenants, developers, subject matter experts, and MPI teams Ensuring all leased premises are managed in accordance with their respective lease agreements, associated legal obligations, and industry best practice Collating and reporting on all relevant issues relating to the property portfolio, including critical date reporting, metrics and exceptions, seismic, and asbestos status Advising and supporting on-site management of lease contractual obligations and requirements Providing expert advice to ensure the Ministry complies with the legislative requirements for tenancy Identifying where property may not meet statutory requirements and provide well considered and credible advice to minimise the risk of potential action against the Ministry To be successful in this role, you will have 5+ years' experience and comprehensive knowledge of managing a medium to large property portfolio within a complex environment. You will have a proven track record of negotiating development agreements, leases, rent reviews, and other related property transactions, as well as advanced understanding of legislation relating to the management of commercial property. Specifically, your experience will include: Evidence of exceptional negotiating and influencing skills Planning competency and significant experience with the administration and management of relevant activities relating to lease, development agreements and contracts Experience in writing reports, presentations, memos and formal recommendations to stakeholders and governance forums Demonstrable knowledge and practice of project management principles, processes, artefacts, and reporting You will have great interpersonal and communication abilities (both written and verbal), be confident influencing and negotiating, and have well-developed strategic, critical thinking, and analytical skills. Importantly, you will have a working knowledge of relevant property legislation, including the Building Act 2004, Resource Management Act 1991, and Health and Safety at Work Act 2016.
