Property maintenance - Operations manager Land Services HB Ltd Havelock North, Hawkes Bay Maintenance & Handyperson Services (Trades & Services) We are looking for someone to work alongside and supervise the day-to-day activities of a small property maintenance team. The team service and maintain the Black Barn rental accommodation, and provide landscaping, grounds maintenance and general repairs to a group of high-end properties in the beautiful Tuki Tuki Valley, on the outskirts of Havelock North. We also work on new property developments in the area. This management position is very much a 'hands-on' role. We envisage that once settled in, 60% of the role will be 'on the tools', with the remaining 40% of your time managing work flows and supervising team members. The renumeration package includes a company car. To be successful, you will need to demonstrate: Experience in the construction or property sectors Landscaping, grounds and property maintenance ability Leadership skills with experience in building an effective team A quality-focus, with a drive to deliver service excellence. An ability to work with numerous clients and stakeholders. We are looking for a person who has: A positive attitude and friendly manner A great communicator with excellent oral and written skills Excellent customer relationship and people management skills A good work ethic and someone not afraid of getting their hands dirty! Key duties will include: Managing and allocation of work to a small (but growing) team. Hands-on grounds maintenance work including; mowing, weed eating, pruning, spraying etc. Inspection of properties with team members and the allocation of work plans, noting down remedial works, and ensuring quality standards are being met Managing repair and maintenance projects, including arranging and accepting quotes, liaising with contractors, and communication with property owners. Manage occasional rostered weekend work. Sign off staff work hours and associated costs and invoices.
